With Vancouver’s historical commercial real estate sector trending towards low vacancy rates, higher prices and new developments sold out beyond 2021, tenant improvement projects are a great option for businesses to upgrade their current office space without moving. Tenant improvement projects are ones where the tenant of leased space is going to modify or change their current footprint by renovating the space. Green Coast recently provided sustainable demolition and deconstruction services to a tenant improvement project in the heart of downtown Vancouver at Bentall Centre.

The challenge

The Green Coast team was brought in to assist a design firm with demolition and deconstruction services for a commercial client’s tenant improvement project to renovate their office space at Bentall IV, a LEED Platinum rated office tower in downtown Vancouver.

We were asked to complete this tenant improvement project work in two phases, working only after 6 pm at night, to accommodate the client’s employees who were still working in the space during the day.

We would first prepare the site for dust and debris control and then start removing interior walls, doors, partitions, flooring and ceilings for the creation of a more open concept workspace.

Recycled That

During the phased two-month demolition and deconstruction project, our Green Coast Team removed drywall, insulation, steel studs, a large glass partition wall, linoleum flooring and carpet tiles, carpet adhesive, ceiling sound baffling and ceiling tiles from the office space. We also salvaged doors, door frames and custom millwork for reuse.

In the end, the Green Coast Team removed and recycled literally tonnes of drywall (2.53 tonnes), metal (.73 tonnes), and wood (.32 tonnes) from the tenant improvement project at Bentall IV – that’s almost 8,000 pounds of material diverted from local landfills!
